Immoville

Terms of use

Version 3 · effective 13 October 2026

Thanks for playing Immoville. These terms are the agreement between you and 2Run. We kept them as short and clear as we could; your statutory consumer rights always apply.

1. Who we are

Immoville is offered by 2Run, Rollekens 83, 2400 Mol, Belgium, company number BE 1038.480.317, immoville@2run.be.

2. The game

Immoville is a game. Prices, loans, renovations and events are simulated. We use real Belgian rules and public listings to make the game realistic, but they may be outdated or simplified. Nothing in the game is financial, tax or legal advice, and a listing in the game is not an offer from us. For real decisions, talk to a professional.

3. Account

You can play without an account. An account lets you continue on another device and play with friends. You must be at least 13, or have a parent’s permission. One account is for one person; keep access to your e-mail or your Apple or Google account safe.

4. Fair play

Choose a player name that does not hurt or mislead anyone and does not use a brand or someone else’s name. Cheating, exploiting bugs, automation or attacking our servers is not allowed. If you break these rules we may change a name, remove scores or — for a serious or repeated breach, after a warning — suspend an account. You can always respond via support.

If you find a player name or club name inappropriate, you can report it in the app. After reports from three different players a name is hidden automatically: this is automated moderation (Article 14 of the Digital Services Act, DSA). The player concerned sees the reason and the date in the app (Article 17 DSA) and can respond via immoville@2run.be; we handle it within 14 days. People who do not play can also report illegal content via immoville@2run.be. Point of contact for authorities (Article 11 DSA) and users (Article 12 DSA): immoville@2run.be, in Dutch, French or English.

5. Game money and virtual items

Euros, properties and other items in the game are virtual. They have no real value, cannot be exchanged for money and cannot be transferred outside the game. There are no paid loot boxes. If a bug wrongly gives or takes game money, we may reasonably correct it.

6. Purchases and right of withdrawal

The free version shows ads. A one-time purchase removes them. You see the price, including VAT, in the App Store or Google Play before you confirm; Apple or Google handles the payment. You can restore a purchase on another device with the same Apple or Google account.

Ad-free play is digital content delivered immediately. Before the purchase you actively tick a box confirming that you want ad-free play to start immediately and that you know you thereby lose your 14-day right of withdrawal (Article VI.53, 13° Belgian Code of Economic Law). After the purchase the app shows a purchase confirmation with the price and the date; the App Store or Google Play also sends you a payment receipt. Refunds otherwise follow Apple’s or Google’s policy.

If the purchase does not work as promised, you keep your statutory rights to conforming digital content: we will fix it or, if that fails, refund you.

7. Ads

The free version shows ads from Google AdMob. Personalised ads only with your consent; see the privacy policy.

8. Availability and changes

We do our best to keep the game and online features available, but maintenance and outages can happen. We improve the game regularly. If we stop the online features, we announce it at least 30 days in advance; your city on your device stays playable.

9. Intellectual property and third parties

The game, its design and code belong to 2Run. You get a personal, non-exclusive right to play the game. Map data: © OpenStreetMap contributors (ODbL). Listings remain the property of their source and advertiser. Apple and Google are not party to these terms and are not responsible for the game or its support; Apple and its subsidiaries may, however, enforce these terms as third-party beneficiaries for the iOS version.

10. Liability

We are not liable for real-life decisions you make based on the game. This limitation never applies to intent, gross negligence, harm to life or health, or to rights the law grants you as a consumer on a mandatory basis.

11. Ending your account

You can delete your account yourself in the app at any time. We may end an account for a serious breach of these terms, after prior notice, unless immediate action is needed to protect others or our services.

12. Complaints and governing law

If you have a complaint, first e-mail immoville@2run.be; we reply within 14 days. If we cannot resolve it together, you can turn to the Belgian Consumer Ombudsman Service, Boulevard du Roi Albert II 8 box 1, 1000 Brussels. These terms are governed by Belgian law, without depriving you of the protection of the mandatory rules of the country where you live. The competent court follows the statutory rules; as a consumer you can always go to the court of your place of residence.

13. Changes and language

If we change these terms materially, we announce it in the app at least 30 days in advance. If you do not agree, you can delete your account. The terms exist in Dutch, French, English and Turkish; if the versions differ, the version in your language applies where it is more favourable to you.

Version 3 (13 October 2026): the game is now called Immoville, the contact address is immoville@2run.be and this page now lives at immoville.2run.be. Your rights and obligations have not changed.
