Every city is built from OpenStreetMap: the Leie, the Korenmarkt, your own street. Play in Ghent, Antwerp, Brussels, Leuven, Bruges, Liège, Mol, Genk, Namur and Mechelen.

Registration duties, notary costs, the renovation obligation for EPC E and F, rent indexation and a bank that says no when you borrow too much. Every rule cites its source.

Twice a day, real public listings arrive in your city: price, floor area and EPC. Can you guess the price better than your friends?

Tap a renovation. That is how it works in the game: every job costs money and time, cuts energy use and lifts the EPC label — and the value.
Indicative prices and savings as used in the game; real quotes differ.
The game follows a property through its whole life, with the rules that really apply in Belgium.
An inheritance with the regional inheritance tax, or a real purchase process: offer, sales agreement with a 10% deposit, valuation, loan offer and the deed within four months.
Buy a building plot and build new. You pay in instalments under the Breyne Act, with a construction loan that follows the works.
Ask the electrician, the plumber or the roofer for a quote. Pick variants, watch out for asbestos and for 6% or 21% VAT, or do it yourself.
After the works, a new EPC certificate unlocks a green discount on your loan, refinancing or the Flemish Mijn VerbouwLening.
A bank bundle with a rate discount, landlord fire insurance, water damage, and rent arrears all the way to the justice of the peace and the rent deposit.
Let a student room, split a house into flats, and earn extra with a garage, a commercial lease, solar feed-in or a flexi-job.
